Jim Gurpinar
Managing Director
Jim Gurpinar is the Managing Director and Founder of the Dalem Property Group of Companies, a privately owned, fully integrated and multi-disciplinary residential property business model, that possesses industry leading capabilities encompassing property development, project management, building management and real estate agency operations.
Establishing a Mortgage management business in 2005 with over 80 consultants, Jim saw the high demand for property acquisition and merged a real estate arm into his now multi- company, multi-disciplined business model.
Jim relies on his experience as a property investor and hotel owner to help inform the expectations for what a truly game-changing building management and facilities management should provide.
As property investor himself, he understands the frustration that owners can have when information is hard to access and when building managers do not provide clear and constant communication.
With that in mind, Jim has set up Dalem Property Group to be in a class of its own, ensuring each key specialist area of focus is resourced with highly qualified, industry renowned management teams responsible for driving and leading each company to provide best in market performance.
Amongst Jim’s key responsibilities are managing the daily operations, performance and expansion of the entire group through strategic partnerships
and industry relationships.
Commercially focused with extensive business experience, Jim is also responsible for the company’s site acquisition, project finance, project delivery, risk mitigation strategies, cash flow management and tax compliance activities, ensuring project and business risks are identified, quantified and well-managed.


Rahul Rastogi
Director
Rahul brings extensive corporate finance and business development experience to the Dalem Property Group.
With a long history in real estate, Rahul is able to apply his broad knowledge and skill set to the specific requirements of the real estate and property industry.
Rahul understands the financial needs of a building and is tasked with developing watertight budgets that accurately reflect the ongoing needs of a building and/or project, whilst also achieve great value for money.
Priding himself on his ability to problem-solve for Dalem Property Group’s wide variety of clients, Rahul often works with Owners Corporations, their managers and their committees to help develop financial budgets and modelling that plot a clear path forward for the buildings under our management.
Rahul has a specialised skill set in planning for and preparing for the acquisition of off-the-plan management rights and caretaking of new complexes of different sizes and has demonstrated experience and skills in portfolio management, financial risk and business relationship management.
